Job Description

• Accounting Record cash receipts

• Review aged receivables and reconcile accounts receivable

• Review accounts payable for approvals and coding

• Monitor and review weekly cash flow to anticipate needs or excess

• Prepare rent roll, review aged receivables, and assist with collections

• Perform CAM reconciliation with annual budget

• Record journal entries accurately with proper support documentation

• Track fixed asset, depreciation, and amortization

• Calculate and record straight-line rent and other GAAP adjustments

• Review and reconcile general ledger accounts

• Perform month-end and year-end close procedures within deadlines

• Assist in budget forecasting and expense recoveries

• Prepare quality, accurate, and thorough month, quarter and year-end financial reporting

• Prepare audit work papers and packages

• Prepare management and ad-hoc reports

• Lease Administration

• On-board new tenants

• Prepare lease abstract

• Set up new tenants in property management software pursuant to lease/lease abstract

• Send welcome letters

• Obtain and review tenant insurance certificates for compliance with lease requirements

• Alert management to upcoming lease expirations or renewals and update system

• Correspond with tenants regarding rent payment, CAM charges, lease renewals, insurance, and other formal notices as-needed

• Report tenant issues to upper management as appropriate
