The new medical office building will help Baylor Scott & White meet increasing demand for additional healthcare services in the fast-growing Dallas-Fort Worth area.

MCKINNEY, Texas, and INDIANAPOLIS, Nov. 18, 2016 – Dallas/Fort Worth is one of the fastest growing areas of the country, and residents’ healthcare needs are increasing as well. Baylor Scott & White Health, the largest not-for-profit healthcare system in Texas, and Duke Realty, an Indianapolis-based commercial real estate developer that specializes in medical properties, are helping meet this demand with the newly opened Baylor McKinney 2 Physician Office Building in the Dallas suburb of McKinney.

The 77,000-square-foot, three-story medical office building at 5252 W. University Drive is located on the Baylor Scott & White Medical Center — McKinney campus adjacent to Baylor McKinney I, an 114,924-square-foot, four-story MOB that Duke Realty developed and opened in 2012. Affiliates of Baylor Scott & White lease a significant portion of both buildings.

Officials at Baylor Scott & White said the new facility is needed to help them attract and retain new physicians, as well as house much-needed new specialties such as surgical services.

“We have been actively recruiting new physicians and planning to offer additional healthcare services, including underserved specialties such as surgical services, but we couldn’t accommodate them at Baylor McKinney I, which is full,” says Kyle Armstrong, President of Baylor Scott & White — McKinney. “This new facility is helping us attract some of the best and brightest physicians and meet the increasing demand for more medical services and specialties.

Wes Huff, Director of Real Estate for Baylor Scott & White, said the MOB project also included additional improvements and renovations on the 47-acre campus.

“In addition to the new medical office building, we rerouted roads and reconfigured parking areas to provide more convenient access to our facilities,” says Mr. Huff. “These renovations are enhancing the overall campus masterplan and supporting Baylor Scott & White in continuing to provide quality, patient-centered care.”

Keith Konkoli, Duke Realty Executive Vice President, Healthcare, notes, “Throughout this project, the development team faced multiple delays from near-record rainstorms in the Dallas/Fort Worth area. Despite this, the team was successful in meeting a challenging development schedule to ensure tenant medical practices could open when needed in the beautiful new Baylor McKinney II MOB.”

The general contractor for the project was the Dallas office of Medco Construction, and the architect was the Dallas office of HDR.
