First Industrial Realty Trust, Inc. (NYSE: FR), a leading owner, operator and developer of industrial real estate, announced that it has broken ground on First Northwest Commerce Center in the Northwest submarket of Houston.
First Northwest Commerce Center will be a 350,820 square-foot state-of-the-art distribution facility that can meet the needs of a single tenant with a large distribution requirement or multiple tenants requiring 40,000 square feet or more. Located just off of Beltway 8 on a 24-acre site at 4800 West Greens Road, First Northwest Commerce Center offers excellent access to Beltway 8, Highway 290, Highway 249, and I-45. This facility’s close proximity to these major freeways makes its location ideal for businesses serving Houston’s North and Northwest corridors. The building will feature 32’ clear height, 130’ truck courts, excess trailer storage, and ESFR sprinklers. Construction is expected to be completed and the building available for occupancy as early as the fourth quarter of 2014.
“The Houston industrial real estate market continues to enjoy strong demand driven by the health of the regional economy,” said Royal Pratt, senior regional director and market leader for First Industrial’s Houston and Dallas offices. “We are excited to embark upon this new investment to enhance our portfolio and serve customers’ needs for a quality distribution location in Houston’s growing Northwest quadrant.”
Chad Parrish, director of development, will lead First Industrial's development efforts for the facility. Davis Commercial Development, LLC is providing development consulting services. Billy Gold and David Adame of CBRE, Inc. are the brokers working with First Industrial to lease the project. Cadence McShane is the general contractor and Munson Kennedy Partnership is the architect for the facility.
Upon completion of this project, First Industrial’s Houston portfolio will be comprised of nearly 4.0 million square feet.
