Miami, FL(May 22, 2009) - International commercial real estate services firm Studley announced today that it has represented Hurley, Rogner, Miller, Cox, Waranch & Westcott, P.A. with a 12,560-square-foot lease renewal at Mercantile Bank Plaza located at 1560 Orange Avenue in Winter Park, Florida.
The law firm, which moved into the seven-story, 106,000-square-foot, Class B building in September 2002, signed a long-term lease renewal to remain on the fifth floor. After carefully evaluating multiple options downtown, Winter Park and in Maitland, we determined that restructuring the firm’s existing lease was the most advantageous occupancy solution," said Managing Partner Rex Hurley.
"Studley negotiated a transaction with such favorable lease terms that our firm will enjoy significant occupancy cost savings. In addition to the economic benefits, Studley negotiated a tenant-improvement package which will allow the law firm to pay for necessary space modifications and refurbishments to its space over the next year.
Managing Director John Esposito and Associate Christopher Harak of Studley's Miami office represented the law firm in the transaction along with Senior Managing Director Shane O’Neil of Studley's Tampa office. John Gilbert of CB Richard Ellis represented the building's landlord Taurus Investment Holdings, LLC in the transaction.
