With demand from tenants soaring and rents rising across the capital, a growing number of property investors in the capital are adding to their buy-to-let portfolios, reinforcing the fact that property remains a solid investment.

With demand from tenants soaring and rents rising across the capital, a growing number of property investors in the capital are adding to their buy-to-let portfolios, reinforcing the fact that property remains a solid investment.

A general shortage of homes to let means that property for sale in London is now a more attractive proposition than ever. Furthermore, prices in the capital are appreciating at a rapid rate, which means that some investors are also benefitting from strong capital growth.

Because of the lack homes coming onto the market, leading estate agents Marsh & Parsons currently have eight prospective buyers registered for every property for sale in Balham, for example, with demand for property for sale in Wandsworth and Parsons Green, among other parts of London, also high.

Exceptionally strong demand for property for sale in Clapham, as well as Fulham, Battersea and Barnes, means that price growth in these areas has been amongst the highest in London, according to Marsh & Parsons’ managing director Peter Rollings.

Rollings said: "Lots of multiple landlords are coming back into the market looking for properties to buy and build their rental portfolio again. It’s simply a great time to buy property in London."

Strong international demand for homes in London is also fuelling the demand-supply imbalance, with buyers coming from all around the world.

Rollings added: "We have enormous numbers of foreigners coming into London looking to buy property. London remains a very, very safe haven [for property investors].

With domestic and international demand for homes in London growing, Marsh & Parsons anticipate that the market will remain extremely busy over the summer, otherwise traditionally a quiet period.

Many Londoners are expected to conduct property searches over the holidays in fear of missing out on a suitable home in London to buy, especially as international demand shows no sign of abating.
