ATLANTA, GA October 6, 2008 – Don DeRosa, who was singled out among the top 21 real estate investors in the U.S. and Canada featured in the New York Times best-selling book The Millionaire Real Estate Investor, will speak at the Rochester REI Club at the Diplomat Banquet Center (Rochester, NY) next month (November 8,2008) about the key techniques that investors need to know to be successful in the current real estate market that is flooded with foreclosures.

DeRosa will discuss how Short Sales should be a key tool in any investor’s toolbox. He’ll talk about how, especially in an economy with rising foreclosure rates, investors can “manufacture” equity on overleveraged properties by knowing how to short sell mortgages. Sellers, lenders, and investors all can come out winners with this technique.

Sellers can avoid foreclosure. When they are months behind on their mortgage payments, have no equity because their house has 2, 3 or more mortgages and is in desperate need of repairs, sellers are thrilled to have an educated investor step in and buy their property when other investors have turned them down. They avoid the negative impact of foreclosure on their credit and get out from under the heavy debt load.

Lenders spend tens of thousands of dollars every time they have to take a property back. Their coffers are already overflowing with REO properties. And second mortgage lenders, as junior lien holders, are in danger of a total loss in a foreclosure situation. Often, there are additional considerations that make the lender anxious to accept a short sale. The property may need repairs, or it may be in a bad area where sales are low. Lenders hate to own real estate – it literally costs them tens of thousands every time they have to take a house into inventory. It is often a better option for the lender to cut their losses with a short sale and move on.

Investor can create hundreds of thousands in equity short selling mortgages, just as DeRosa has. He knows no better way to create large amounts of equity with a small amount of cash than through short sales of second mortgages. You deal with highly motivated sellers, and lenders who see you as a great solution. Many are making mistakes that can be avoided just by learning some of Don’s simple techniques and following his system.
