The primary responsibility of the Vice President / Acquisitions is to provide the acquisitions strategy, communication, objectives, and priorities. The goal of this position is to source, implement, and manage the entire acquisitions process.
PRINCIPAL JOB ACTIVITIES:
Source and identify direct investment opportunities which meet a variety of return parameters.
Source and identify new joint venture partners who meet the Company’s criteria and create relationships which will provide a constant pipeline of suitable investment opportunities.
Originate, underwrite, and negotiate appropriate real estate purchase and sale opportunities in the U.S., including development opportunities and existing assets.
Present investment opportunities to ownership.
Work with legal counsel to negotiate purchase agreements, partnership agreements, and related legal documentation.
Oversee and coordinate the underwriting and due diligence of each transaction including financial modeling, market surveys, tenant credit analysis, broker interviews, and third-party reports.
Interact with property management, leasing, tenants, and local government officials during negotiations and transactions.
Provide Executive Committee with information regarding current market conditions including supply, demand, and competitor activity.
Collaborate with team members to achieve investment objectives.
Assist with financial analysis and asset underwriting to determine asset values, asset upside, and key risk factors.
Bachelor’s degree required (MBA preferred) with an emphasis in business, real estate finance, or accounting.
10+ years of relevant commercial real estate investment and acquisitions experience.
Demonstrated track record in executing successful acquisition strategies and contributing strategically to company growth.
Experience identifying, developing, and structuring join venture partnerships.
Opportunistic professional with creativity, initiative, and the problem-solving ability to be an integral member of the organization.
Strong network of contacts among owners, developers, brokers, financiers, and others active in U.S. real estate markets.
Polished, articulate, and savvy investment professional that will represent Bayer in the marketplace in a first class manner.
Ability to manage multiple tasks, be a self-starter, work independently, and maintain composure in a fast-paced work environment.
Ability to maintain constant visibility in the marketplace to ensure all deals are being seen.
Team leader who possesses strong interpersonal skills and the ability to develop, maintain, and maximize relationships both internally and externally.
